Here is how to tell immediately whether a flat is a **BTO (Build-To-Order)** or a **Resale HDB**:
* **BTO (Build-To-Order):**
* Purchased directly from **HDB** during a sales launch (before or while under construction).
* Sold as an uncompleted unit with a **3 to 5-year construction wait time**.
* Carries a fresh **99-year lease**.
* Classified under the Standard, Plus, or Prime framework (subject to strict subsidy clawbacks and a 10-year Minimum Occupation Period if Plus or Prime).
* **Resale HDB:**
* Purchased directly from an **existing owner / on the open market** (e.g., listed on PropertyGuru, SRX, or 99.co).
* The building is already completed, allowing for immediate or scheduled key handover upon completion of legal resale procedures.
* The remaining 99-year lease is decaying (e.g., 95 years, 80 years, or older).
* Standard 5-year Minimum Occupation Period (MOP) applies upon key collection.
If you paste the development name, street address, or link, I can confirm which category it falls under right away.
